Benidorm: beyond the stereotype

Benidorm has a reputation — and mostly a deserved one for its party tourism. But for property buyers, the picture is far more interesting. The city has invested heavily in infrastructure, transport and urban quality over the past 15 years. It now has a tram connection to Alicante, a modern seafront, excellent healthcare facilities and one of the strongest short-term rental markets in Spain.

Buyers here are not looking for quiet village life — they want a vibrant, well-connected base with maximum rental potential and easy access to the best of the Costa Blanca. Jávea, Moraira and Altea are all within 30–40 minutes. Alicante airport is 55 minutes. And the two Blue Flag beaches — Levante and Poniente — are genuinely beautiful, wide, and well-maintained.

The investment case for Benidorm

Benidorm receives around 12 million tourists per year — more than many entire countries. Occupancy rates in well-positioned apartments consistently exceed 80% in the April–October season, and the city has a growing year-round visitor base driven by its conference facilities, golf and health tourism. For buyers seeking rental income, few locations in Spain offer comparable demand.

Rental yield: what can you realistically earn?

A well-positioned 2-bedroom apartment near Levante Beach, properly furnished and licensed for tourist rental, can generate €18,000–€28,000 per year in gross rental income in Benidorm. Studios and 1-bed apartments aimed at couples typically earn €12,000–€18,000. These are among the highest yields available on the Costa Blanca — though you must factor in management fees, platform costs and the tourist licence requirement.

Practical life in Benidorm

Despite its tourism reputation, Benidorm functions as a real city with good everyday services. The tram (TRAM Metropolitano d'Alacant) connects Benidorm to Altea, Calpe, Dénia, and Alicante — making it unusually well connected for a Costa Blanca town without a car.
