Who should choose Jávea?

Jávea suits buyers who want to feel part of a lively international community, have more daily service options, enjoy variety in their social life, and want to access a wider range of properties and budgets.

Jávea is likely right for you if:
  • You want community, social clubs and events year-round
  • You have a budget below €600,000
  • You want to walk to restaurants, markets and the beach
  • You plan to use it primarily in summer
  • You have children and need school and activity options
  • You want strong summer rental income potential
  • You're buying for the first time in Spain and want more support around you
Moraira is likely right for you if:
  • Privacy and tranquillity are your top priorities
  • You plan to live there permanently or most of the year
  • You prefer a small, intimate village atmosphere
  • Your budget is above €600,000
  • You want a loyal, tight-knit international community
  • You value exclusivity and are not concerned about being "off the map"
  • You want a property that holds its value very well long-term

The price difference — is Moraira worth the premium?

A comparable 3-bedroom villa with pool and sea views will typically cost 20–35% more in Moraira than in Jávea. That is a significant premium. Whether it is "worth it" depends entirely on what you value.

If the intimate, low-key character of Moraira genuinely resonates with how you want to live, the premium reflects real scarcity — there simply are not many places like Moraira left on the Mediterranean. Prices there have historically been very resilient. If you want more for your money and a livelier environment, Jávea offers that without compromise.

The honest answer: visit both before deciding

Almost every buyer we speak to who has spent time in both towns tells us the decision becomes obvious once they've actually been there. Spend a long weekend in Jávea and another in Moraira, at different times of year if possible. The atmosphere of each is distinct and very personal. One will feel more like home.

Distance and logistics between the two

Jávea and Moraira are approximately 20km apart by road — about 25 minutes drive. Many buyers who choose one frequently visit the other for restaurants, markets or events. They are near enough that you are not choosing between two isolated places — you are choosing your home base within a connected area.

Both towns are equidistant from Alicante airport (approximately 90 minutes), Valencia airport (approximately 100 minutes) and the AP-7 motorway.
